Terms and Conditions

The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all members of the party adhere to the Conditions of Let set out below.

1. The number of people occupying the Property is limited to that stated in the brochure or website, unless by prior consent with the Owner.

2. You must pay a 30% deposit on booking, with the remainder of the balance payable 6 weeks before the start of the Let. If a booking is made less than 6 weeks before the start of the holiday please send the full rental charge at the time of booking.

3. Please notify the Owner of any cancellation in writing. If a notice of cancellation is received between the dates of your deposit being received and the final payment being due then the deposit will be retained unless the Property can be re-let. If cancellation is made within four weeks of the holiday start (i.e. the whole rent has been paid) then the whole amount paid will be retained unless the Property can be re-let. If a re-let is successful then a full refund will be made, less an administration fee of £25. If the Property cannot be re-let then no refund will be given. The refund will only be to the value of the re – let as a discount might have to be offered as a special last minute offer to attract customers at short notice.

4. If the owners are unable to provide the accommodation due to a directive from the government due to an event such as Covid 19, then a full refund will be issued.

To safeguard against cancellation charges & other unforeseen eventualities we strongly recommend Cancellation Insurance.

5. Should the Property, subsequent to booking, become unavailable through any cause, you must accept that the Owner’s liability is limited to the amount of any rent paid.

6. No Smoking inside the Cottages.

7. You accept that the responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests’ risk. Guests agree to absolve the Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any causes whatsoever.

8. You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept the Owner’s right to refuse to hand over the Property to any person deemed unsuitable to take charge.

9. Causing a nuisance or disturbance to neighbours or other guests, unreasonable behaviour or disruption may result in the Owner requesting you to leave.

10. You agree to allow the Owners or agents access to the Property at all reasonable times. We will only ever request access to your property in case of an emergency, e.g. a water leak.

11. You must respect and look after your accommodation during your stay and you must leave the Property clean and tidy. Please let us know of any damage or breakages so we can repair or replace them for the next guests. Any furniture moved must be put back in original place. We reserve the right to charge for any damage or breakages.

12. You must vacate the Property by 9.30am at the latest on your day of departure unless special arrangements have been made with the Owner. This is to allow us to prepare the Property for the next guests.

13. Guest arrival time is from 4.30pm onwards.

14. All of our portable electrical appliances have been tested and approved within the terms of the new Fire Assesment Regulations. As the use of your own personal electrical equipment is out of our control it must be at your own personal risk.

Dogs

We do ask that dogs and their owners follow a few simple rules while they are staying:

  • Dogs must always be properly controlled and supervised.
  • Dogs must not be left unattended in the holiday properties.
  • Dogs are not permitted in bedrooms or on any furniture, we therefore advise owners to bring a pet basket or cage. This is in order to keep the house in the highest condition for all our guests.
  • Guests are asked to clean up after dogs, both inside and outside of the property, or extra cleaning costs may be charged.  

HOT TUB USER GUIDE & SIMPLE RULES TO FOLLOW (to be read in conjunction with Terms & Conditions)

  • Hot tubs are permitted for use between the hours of 9am and 10pm. Please be considerate to our neighbours.
  • Glassware must not be used in or around the hot tub
  • Water temperatures between 34°C - 35°C are recommended
  • Bathers must not exceed the maximum number permitted in the hot tub (6) Bathers must not wear lotions, oils, makeup or skin creams in the hot tub
  • Bathers must use the toilet and shower before entering the spa pool
  • It is recommended that bathers do not exceed 15 minutes immersion at a time
  • It is recommended that the spa pool is not used after a heavy meal or while under the influence of alcohol or sedatives
  • Intended users suffering from diseases of the heart and circulation, skin conditions, are immuno-suppressed, subject to fits, or taking drugs affecting the cardiovascular or nervous systems, should not use spa pools without first seeking medical advice
  • Pregnant women are advised to consult with their doctor before using a spa pool
  • At 39-40°C limit your time in the hot tub to a maximum of 20 minutes as extending this time can affect your inner organs and cause fever like conditions. At 36-37°C this time can be extended as this is body temperature
  • Never use the hot tub alone
  • Take care when entering and leaving the hot tub.Take care on the decking/hot tub steps as water from the tub can cause it to be slippery
  • Parents are advised that the hot tubs are not suitable for children under the age of sixteen
  •  Shower with soap and water before and after using the hot tub. Showering before use washes away many of the common skin bacteria and removes lotions, deodorants, creams etc. which reduce the effectiveness of the spa sanitizer which disinfects the water

OPERATING THE HOT TUB

  • DO NOT lift the Lid using the skirt, central insulating tabs or locking straps; use only the lifting mechanism provided and place the lid carefully in the space behind the Tub
  • DO NOT close the lid after use by pulling the skirt down around the edge. NEVER close the lid with bathers in the tub
  • NEVER allow children to use the spa or hot tub unattended
  • When not in use, make sure the cover is on and secured
  • DO use the mechanism provided and fix the clips on the locking straps. This is what keeps the water hot when not in use
  •  DO Brush any mud/grit from your feet before entering the water
  •  DO NOT use oils, soaps or any detergent in the water
  •  DO NOT use glassware in the Tub
  •  DO NOT eat food or Smoke in the Tub
  •  DO NOT press more than one button at once (or it will be cold next time you want to use it). Use only brief pressure on buttons
  • DO NOT sit, stand or lie on the lid or external edge of the Hot Tub at any time; or allow children on the lid
  •  DO NOT turn hot tub isolation switch off as the hot tub's power needs to be turned on to carry out the cleaning cycles VERY IMPORTANT
